Job Summary:

ABM Engineering Services is seeking a highly skilled Building Engineer to be responsible for the daily operation and maintenance of the plumbing, electrical, HVAC and all other building systems, as well as to oversee the energy-efficient operation of the site. The Building Engineer will have experiencein the operation, maintenance and repair of boilers, compressors, generators, lighting systems, HVAC equipment and other electro-mechanical systems.




III. POSITION REQUIREMENTS – ESSENTIAL FUNCTIONS, JOB KNOWLEDGE, EDUCATION/EXPERIENCE:

Essential Functions:

· Operate, maintain, monitor and repair all boilers, refrigeration systems, pumps, air handling equipment, air compressors, electrical distribution and lighting systems, plumbing, kitchen equipment, and life safety and security systems
· Maintain all equipment as required per the Preventive Maintenance Program
· Monitor electricity use; maintain equipment in compliance with OEM operating standards
· Perform daily/weekly inspections of the physical components of the building
· Install and calibrate electrical or pneumatic control systems and conventional mechanical equipment
· Perform preventative maintenance, clean, adjust and repair equipment and systems
· Conduct scheduled water chemical analysis
· Monitor all buildings served by each EMCS and make adjustments to meet building requirements
· Act as Emergency Manager and interface with authorities as required during evacuations
· Enforce house rules and building safety and construction standards
· Protect archive of building plans, As-Builts and OEM manuals
· Store building trends/histories or other pertinent data
· Keep records, logs, engineering documentation and technical manuals
· Gather data for the monthly engineering report and any other special reports
· Assist vendors and contractors as needed
· Maintain proper operation during seasonal changes
· Perform other duties as assigned by manager


Education/Training:
· High School

Job Knowledge/Experience:

· Experience in:HVAC operations, repair and maintenance; electrical controls and equipment maintenance; mechanical applications; DDC and computer operations
· Experience in developing, maintaining and performing Building Automation Control Systems
· Strong knowledge of lighting and SCADA control applications
· Solid understanding of building life safety and energy management systems
· Thorough understanding of electrical, mechanical and hydronic systems, building automation and controls, emergency generators and fire safety systems
· Qualified to operate or assist in the operation of all facility equipment
· Expert at hands-on equipment maintenance
· Assertively takes on challenging responsibilities and accepts accountability of results and performance
· Team and customer oriented
· Provides customer with superior product or service
· Experience in the development, implementation and monitoring of programs that assure a safe facility and work environment in compliance with all appropriate regulations (ergonomics, emergency response, injury and illness prevention, and hazard communications programs)
· Practices safe work habits and maintains a safe work environment at all times
· Knowledge of OSHA standards, hazardous materials regulations, workers compensation laws, industrial hygiene, ergonomics and store operations
· Track record of adhering to scheduling and attendance requirements
· Demonstrates flexibility by adjusting readily to changing priorities

· Universal CFC Certification
